Self-regulation

Ever since the founding of the AEV, it has been working on drafting various professional standards for its members. Such standards consider the suggestions of the authorities that are responsible for regulating and supervising the mortgage market, and they are based on the best international practices. These standards or norms encompass both technical aspects that are particular to the valuation methodology and rules of conduct. The general principles and the essential elements of these standards make up the AEV’s Professional Code of Ethics.

Moreover, the AEV participates and collaborates on the tasks of other associations and organizations related to the world of valuation, and it contributes to the projects of various international coalitions that are engaged in harmonizing standards of ethics, valuation and measurement used in real estate.

Without prejudice to the role of the Executive Board and the General Assembly of the Association, said tasks are entrusted to the Working Committees shown below, in which almost all members participate:

-         Technical Committee
-         Statistical-AVM Committee
-         Internal Governance, Professional Ethics and Rules of Conduct Committee
-         Training and Excellence Committee

Statistical information

The AEV has maintained an agreement with the Ministry of Development since 2013, according to which its member companies provide the Ministry, directly and free of charge, with very extensive information about the home appraisals conducted quarterly by those companies (25 fields of information). With this information, the Ministry prepares Spanish statistics on average appraisal values.

Moreover, due to the large quantity of statistics and reports of different natures regarding home prices generated by the real estate sector, the AEV collaborated with a broad group of experts on creating the portal, www.preciosdevivienda.es, which compiles reports from the main institutions in the sector for the purpose of contributing transparency and clarity and offering a tool to users to help them understand the particulars of the information that is periodically published by both public and private agents. 

Analysis of the real estate situation Valuation Observatory

Finally, the AEV drafts the Valuation Observatory, a bi-annual study that records the open debate between members of the AEV and an external group of experts linked to various areas of the real estate world regarding subjects related to the situation of the sector. It seeks to inform the market and society about the evolution of not only the real estate activity but also prices, as well as provide information about the underlying causes of that evolution.
