The majority of the members of the AEV are fully operational appraisal companies that are officially approved by the Bank of Spain, while others correspond to companies engaged in consulting, analysis and valuation in unregulated areas. 

In Spain, real estate valuation is a non-regulated business activity that, for a large number of purposes, can be performed by a wide variety of professionals and companies. However, for the sake of consumer and investor protection, a part of this activity is regulated, which affects both the characteristics that appraisal companies must have and the requirements for conducting valuations. 

Specifically, the valuation of assets for the mortgage market and, in general, for credit institutions, can only be performed by companies that are supervised by the Bank of Spain and subject to strict standards that ensure their solvency, independence and operating capacity, among other things.

Moreover, these types of valuations are also regulated through public policy (Ministerial Order ECO 805/2003, of 27 March), which determines numerous technical parameters that are mandatory and that ensure transparency and accessibility by customers regarding the criteria and hypotheses that are followed in an appraisal.
